Edgbaston offers office solution for Seymour Harris

Calthorpe Estates has produced the perfect solution for the commercial accommodation needs of expanding national architectural practice, Seymour Harris Architecture.

A 5,800 sq ft period building at 26 Highfield Road, Edgbaston has been converted into a contemporary new office space by property development and investment company Calthorpe Estates. The project was undertaken after Seymour Harris Architecture strategically identified the need to seek a larger and more flexible working environment to support their ever-growing Birmingham office.

Nadia Kelly, Development Manager for Calthorpe Estates commented, “The refurbishment and extension of 26 Highfield Road has been endorsed by Birmingham City Council as one of the best period renovations within the conservation area, incorporating a sympathetic yet contemporary design.

“We have listened to our tenants’ needs and have converted a property to suit their requirements. We have created a unique open space with enhanced landscaping which really shows off the building to its full potential. The high quality of the work and finishes has now set the standard for future period refurbishments on the Estate.”

The property has undergone a total transformation, changing from a cellular building into premises which offer flexibility. A new build extension has been integrated with the existing property, boasting large open floor plates over two floors and the creation of an orangery. The extensive restoration is fully compliant with disability access laws.

The locally listed building dates back to 1888 and all of the original period features have been retained. The new landscaped works also have the coveted feature of extensive car parking, with 17 private spaces.

Already tenants on the Calthorpe Estate, Seymour Harris Architecture were keen to relocate to facilities which reflected modern working methods, choosing to remain in the area rather than look elsewhere.

The project is one of a number of successful commercial developments on the Calthorpe Estate. Apex House, situated at Five Ways, recently won the ‘Out of London Best Office Refurbishment 2006’ at the Office Agents Society Awards in October. This followed the successful lease of the building to Big Lottery Fund, whose move to Edgbaston is the largest city centre office letting in almost three years.
