£12 Million Investment for Hagley Road

Calthorpe Estates has been granted planning consent for a £12 million redevelopment of commercial premises at 100 Hagley Road, Edgbaston.
The existing premises, which are a mix of ground floor retail and upper floor office space, will be extended from the current 30,000 sq ft to 42,000 sq ft with the expansion of the building from its current five stories to six.
David Povall, commercial director of Calthorpe Estates commented: “The existing core structure will remain but significant structural work will involve the top storey of the building being removed and replaced by two new levels to create more office accommodation.”
The investment will create a modern, attractive building with increased levels of energy efficiency throughout.
The external appearance will be updated and a contemporary look created with the replacement of all windows and brickwork façade. Internally, there will be a complete refurbishment to provide open plan spaces suitable for more flexible working.
David Povall continued: “The new look 100 Hagley Road will have an appearance fitting for its high-profile location on a major route into Birmingham as well as offering an exciting new opportunity for businesses in the area.”
Work will start on site this summer with some tenants remaining on site whilst others relocate to alternative premises on the Calthorpe Estate during the work. The redevelopment is likely to take 12 months, with the new building scheduled for completion in summer 2009.
DTZ have been instructed as letting agents for both the office and retail elements of the scheme.
