DEMOLITION OF 20-STOREY TOWER BLOCK STARTS
Demolition of a 20-storey tower block on the Calthorpe Estate began yesterday, to make way for an ambitious £300m regeneration scheme.
The demolition of Edgbaston House on Duchess Road is part of preparations for New Garden Square, a 10.7-acre landmark mixed-use development project to the west of the city centre that sits along the Hagley Road (A456), a main arterial route into the city.
Calthorpe Estates has appointed specialists DSM Group to carry out the demolition of the 69m-high building, which will be conducted using an Ultra High Reach D-rig – the biggest of its kind in the UK, and the second tallest in the world. It will progressively work from top down in a piecemeal fashion, with the entire project expected to take just 15 weeks, and demolition completed by the end of October.
Billy Young, Director for DSM Group, explains: “The Ultra High Reach has been designed specifically for demolishing high rise structures, such as Edgbaston House, within built-up community areas. It offers many benefits: dust emissions can be controlled through the use of direct jet water sprays, noise levels are reduced, and vibration is minimised. In addition, the process of demolition is much quicker than that of a traditional floor-by-floor de-build.”
Ralph Minott, Development Director for Calthorpe Estates, adds: “Time and careful planning has gone into this phase of New Garden Square, for which we have appointed the experienced and safe hands of DSM.
“The demolition of Edgbaston House highlights our strong ambitions for this exciting redevelopment project. In the coming years, we will see the Birmingham skyline change as New Garden Square takes shape and occupies the place of where Edgbaston House once stood. It will create up to 47,000 sq m of new high-quality office or R&D space, 2,400 sq m of retail and leisure space to accommodate bars, restaurants and convenience stores with potential for a 100 bedroom hotel, in addition to 345 residential apartments and 900 car parking spaces, all set around a stunning garden square.

New Garden Square is a partnership between Calthorpe Estates, the progressive property investment company, and U+I Group plc, specialists in major mixed-use regeneration projects across the UK. The development sits on a gateway site, less than a mile from the city centre.
The mixed-use scheme will retain the existing Grade II listed buildings fronting Hagley Road, it will see the creation of a new 130m x 30m green open space within the city and a high quality public realm garden balancing the classic character of Edgbaston whilst retaining many existing mature trees.
