Planning Granted for Luxurious Victorian Conversion

An historic Victorian building in Edgbaston on the Calthorpe Estate is to be restored to create seven luxury residential apartments.

Tag Urban Properties, which is recognised for offering imaginative contemporary apartments, has embarked on a joint venture with Calthorpe Estates to convert Ferndale House on Harborne Road into two one-bedroom apartments, three two-bedroom apartments, a two two-bedroom duplex and a townhouse.

The estimated £1 million development has successfully received planning consent, following extensive review from both Birmingham City Council and Historic England.

Work on the development will commence this month, with an anticipated completion date of spring 2019. The building’s heritage has been considered with sensitivity, ensuring Ferndale House remains a classic Victorian property, only with a modern twist.

Simon Tate, Director at Tag Urban Properties, said: “We have a wealth of experience renovating listed buildings in areas of outstanding interest, and Ferndale House offered the perfect opportunity for us to work alongside Calthorpe Estates and transform a stunning period property into seven luxury apartments in a beautiful, landscaped setting.

“The properties will be a perfect fusion of traditional and modern design. It was crucial to retain as many of the building’s existing features – both internal and external – to ensure the apartments sympathetically reflect the historic architecture of the period. It is this combination of contemporary and classic design that will create a stylish character home which will stand the test of time.

“It is so rare for beautiful apartments, in restored Edwardian properties, and within walking distance of Edgbaston Village, to be available for sale, so we are anticipating interest will be high – in fact, already two of the properties have been reserved off-plan.”

Tag Urban Properties will be working with Calthorpe Estates, the progressive property, investment and development company based in Edgbaston. Tim Abbotts, Director of Estates, added: “We’re delighted to announce our latest partnership with Tag Urban Properties and this exciting residential development. We’re extremely proud of Edgbaston’s architecture, and are committed to retaining the character of the properties within the Calthorpe Estate.

“Ferndale House is another step in Calthorpe Estates’ ambitious vision to create a new heart for Edgbaston following a multi-million-pound masterplan established for the area in 2014. Over the last four years, over 26 new establishments have opened within Edgbaston Village, which has seen us transform properties along Harborne Road, Greenfield Crescent, Highfield Road and Islington Row, and create new retail space.

“Ferndale House is the latest development to support our wider mixed-use generation plans and will make a perfect addition to our leafy Victorian suburb.”

Maintaining a classic design, Ferndale House will retain all its traditional architectural features, including original high skirting boards, cornices, staircases and doors. Meanwhile, other elements of the property will benefit from modernisation, including a new extension above a former billiard room to complement the traditional exterior. In addition to this, the existing external windows will be carefully renovated.

The spacious one and two bed apartments will be situated over three floors and include a duplex apartment and a townhouse, comprising a spacious master bedroom with en-suite bathroom facilities and a second double bedroom. Meanwhile, the fitted kitchen will feature high-end integrated appliances and ample work surfaces, whilst a vast lounge will offer beautiful views over the extensive rear lawn and gardens.

Conveniently located near Edgbaston Village, Ferndale House boasts an attractive leafy setting, just a 15-minute walk from the city centre and major transport links, including Birmingham New Street Station, Grand Central, and will benefit from plans to extend the metro, via the new SPRINT. The property also has extensive communal landscaped gardens for residents to make use of.

The luxury apartments are now available for viewings through sales agents Davidson’s, and prices range from £268,000 to £599,000.
